Givet att vi inte l\u00e4ngre ser samma bostadsbrist som tidigare, tror jag personligen att stadsplaneringen och hur vi utformar v\u00e5ra bost\u00e4der blir allt viktigare. Det handlar om att skapa stadsdelar och bost\u00e4der d\u00e4r m\u00e4nniskor verkligen vill bo, inte bara bost\u00e4der i sig. Trenden g\u00e5r naturligtvis mot ett mer h\u00e5llbart byggande, b\u00e5de i produktion och i ekonomiskt h\u00e5llbara bostadsr\u00e4ttsf\u00f6reningar samt smart f\u00f6rvaltade fastigheter. Detta \u00e4r redan en sj\u00e4lvklarhet i utvecklingen, men kommer att bli \u00e4nnu mer framtr\u00e4dande.<\/span><\/p>\n<p><b>Vilka l\u00e5ngsiktiga faktorer tror ni kommer att p\u00e5verka bostadsutvecklingen de n\u00e4rmaste 5-10 \u00e5ren?<\/b><\/p>\n<p><span style=\"font-weight: 400;\">En av de stora fr\u00e5gorna blir hur behovet av nya bost\u00e4der ser ut. Med SCB neddragna prognoser kring bostadsbehovet, kommer vi sannolikt se mindre nyproduktion fram\u00f6ver. Samtidigt blir det allt viktigare att erbjuda bra l\u00e4gen och sp\u00e4nnande projekt som tilltalar slutkunden.<\/span><\/p>\n<p><b>Vilka \u00e4r de st\u00f6rsta utmaningarna ni ser i projektutveckling idag? Hur hanterar ni dessa utmaningar?<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Ett projekt handlar s\u00e5klart om att helheten ska bli l\u00f6nsam. Idag ser vi \u00f6kade kostnader f\u00f6r b\u00e5de produktion och finansiering, \u00e4ven om dessa \u00e4r hanterbara. Den st\u00f6rsta utmaningen vi upplever \u00e4r f\u00f6rs\u00e4ljningen och os\u00e4kerheten kring hur snabbt och n\u00e4r vi kan s\u00e4lja bost\u00e4derna. Detta \u00e4r ocks\u00e5 den fr\u00e4msta anledningen till att det blivit f\u00e4rre byggstarter idag. De produktionsstarter vi \u00e4nd\u00e5 genomf\u00f6r hanterar vi genom flexibilitet i uppl\u00e5telseformen, vilket g\u00f6r att vi kan st\u00e4lla om byggnaden till ett hyreshus om bostadsr\u00e4ttsmarknaden inte \u00e4r tillr\u00e4ckligt stark.<\/span><\/p>\n<p><b>R\u00e4ntes\u00e4nkningarna signalerar en viss utveckling p\u00e5 marknaden. Vilka effekter ser ni p\u00e5 kort sikt f\u00f6r era projekt?<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Det \u00e4r f\u00f6r tidigt att s\u00e4ga, men om jag ska spekulera, tror jag att vi kommer se fler bostadsprojekt som produktionsstartas p\u00e5 spekulation, med f\u00f6rhoppningen att marknadsf\u00f6ruts\u00e4ttningarna \u00e4r b\u00e4ttre om 1\u20132 \u00e5r.<\/span><\/p>\n<p><b>Hur tror ni att fortsatta r\u00e4ntes\u00e4nkningar kommer att p\u00e5verka era projekt p\u00e5 l\u00e4ngre sikt, s\u00e4rskilt vad g\u00e4ller finansiering och investering?<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Fortsatta r\u00e4ntes\u00e4nkningar kommer p\u00e5 sikt att inneb\u00e4ra en mer &#8221;fungerande&#8221; bostadsmarknad, vilket kommer att p\u00e5verka bostadsutvecklingen positivt. En fungerande bostadsmarknad inneb\u00e4r f\u00f6ruts\u00e4gbarhet i f\u00f6rs\u00e4ljningstid och f\u00f6rs\u00e4ljningspriser, vilket i sin tur kommer att \u00f6ka investeringsviljan inom nischen och d\u00e4rmed antalet projekt.<\/span><\/p>\n<p><b>Vilka f\u00f6r\u00e4ndringar har ni sett i kundernas prioriteringar de senaste \u00e5ren?<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Under de senaste \u00e5ren har vi sett en \u00f6kad medvetenhet kring bostadsr\u00e4ttsf\u00f6reningarnas ekonomi. Under pandemin s\u00e5g vi ocks\u00e5 att kunderna var mer intresserade av st\u00f6rre l\u00e4genheter.<\/span><\/p>\n<p><b>Ser ni en f\u00f6r\u00e4ndring i hur kunder v\u00e4rderar bostadens flexibilitet och anpassningsbarhet i ljuset av mer distansarbete och f\u00f6r\u00e4ndrade livsstilar?<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Ja, vi har utvecklat flera olika typer av bost\u00e4der. Vi ser till exempel en st\u00f6rre efterfr\u00e5gan p\u00e5 sociala ytor och gemensamhetsutrymmen, s\u00e4rskilt bland studentbost\u00e4der.<\/span><\/p>\n<p><b>Hur arbetar ni med innovation f\u00f6r att st\u00e5 ut p\u00e5 en allt mer konkurrensutsatt marknad? Finns det s\u00e4rskilda omr\u00e5den d\u00e4r ni ser behov av st\u00f6rre innovationer?<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Det beror p\u00e5 bostadstyp, men generellt sett fokuserar vi mycket p\u00e5 social h\u00e5llbarhet vid sidan av annan h\u00e5llbarhet.
